Digital for property developers: unit chart, reservations and project advertising in one system.

A buyer of a new-build apartment compares several projects for months: floor plans, price per square metre, completion dates, mortgage and the developer's track record. We build tools for this long cycle: a project website with a live unit chart, a CRM with reservations and viewings, ads by district and project, and SEO for new-build searches.

An apartment is the most expensive purchase most families ever make, so the decision takes one to six months. Over that time a buyer looks at 5–10 residential projects, opens floor plans on krisha.kz and 2GIS, calculates a mortgage under the 7-20-25 programme or through Otbasy Bank, visits the sales office and only then pays a reservation deposit. Every step is a point where the lead can leave for the project next door.

That defines a developer's digital tasks: show current availability and prices without a phone call, answer enquiries fast, guide the buyer from the first click to the contract, and prove reliability with permits, construction progress and completed projects. Leads in this niche are expensive, and a missed call costs more than a month of a sales manager's salary.

Below is what we do for property developers: each area has its own page with features, integrations and prices.

Typical problems

What developers come to us with.

  • The unit chart lives in Excel or with one manager, and website prices and availability are weeks out of date, so buyers call about apartments that are already sold.
  • Enquiries from the website, krisha.kz, Instagram and phone calls are assigned by hand, some leads wait a day for an answer, while each ad enquiry costs thousands of tenge.
  • Ads target «apartments in Almaty» with no link to a project, district or housing class, so budget goes to people looking for resale or rentals.
  • There is no single view of the funnel: how many enquiries became viewings, how many viewings became reservations, how many reservations became contracts, and which channel made the sale.
  • Buyers doubt reliability: the website has no permit to raise shared-construction funds, no construction progress and no completion dates.
  • After handover the connection with residents is lost: requests to the management company go to chats, and sales of later phases do not use the existing buyer base.
Kazakhstan specifics

What matters specifically in Kazakhstan.

  • Mortgage — the 7-20-25 programme, Otbasy Bank housing loans and bank mortgages decide how many buyers can afford a unit; a calculator and clear terms on the project website directly affect enquiries.
  • Shared construction — off-plan sales follow the law on shared participation in housing construction: a local executive authority permit to raise buyers' funds, a guarantee or bank escrow support; these documents must be on the website and backed in ads.
  • krisha.kz and 2GIS — buyers search projects in the new-builds section of krisha.kz and in 2GIS listings, so floor plans, prices and reviews there must match the website.
  • WhatsApp — the main channel with sales managers; the official WhatsApp Business API lets you reply from the CRM, send floor plans and remind about viewings.
  • Two languages — website, ads and materials in Russian and Kazakh: in Astana, Shymkent and the regions a significant share of buyers search for housing in Kazakh.
  • Unit chart and 1C — availability and prices live in Profitbase, MacroCRM or 1C; the website and CRM must take data from there, not from manual exports.
Where to start

The order for a new project and for ongoing sales.

  1. Project website with a unit chart and mortgage calculator — the base all ads lead to. At sales launch you can start with a project landing page.
  2. CRM with reservations and lead routing — before ads go live, otherwise expensive enquiries get lost in the first weeks.
  3. Search ads by project, district and housing class — hot demand from people already choosing an apartment.
  4. Social ads with floor plans, 3D tours and construction progress — build demand and warm up the long cycle.
  5. SEO and listings on krisha.kz and 2GIS — an inexpensive flow for years, especially with several projects.
  6. Buyer portal and residents' app — once there are completed buildings and next phases.
Economics

Why this niche counts contracts, not leads.

In our experience and according to market data in Kazakhstan, an enquiry about a new-build from ads costs ₸5,000 to ₸25,000 depending on the city, housing class and season, and only a few percent of enquiries reach a contract. So optimising ads for cost per lead is risky: cheap leads often fail mortgage approval or want a different district.

The right metrics are cost per sales office viewing, cost per reservation and cost per contract for each channel and project. That requires ads, call tracking, CRM and the unit chart to be connected: then you see which campaigns bring buyers and which only bring calls.

Questions

Developers' questions.

How much does a website for a property developer cost?

A single-project landing page is ₸250,000–400,000, a project website with a unit chart, floor plans, mortgage calculator and two languages is ₸600,000–1,200,000, a company website with several projects and a buyer portal starts at ₸1,500,000. Details on the page website for property developers.

Can a unit chart from Profitbase or 1C be connected to the website?

Yes, if the system has an API or an export. Then prices, statuses and floor plans on the website update automatically, and a reservation from the website goes to the CRM and locks the unit.

Which ads work best for a residential project?

Search ads in Google and Yandex catch people already looking for an apartment in a district or a specific project; social ads in Instagram and Facebook build demand with floor plans, videos and construction progress. We usually run both; management starts at ₸150,000 per month per platform plus ad budget.

Does a developer need a custom CRM, or are amoCRM and Bitrix24 enough?

For one or two projects amoCRM or Bitrix24 with a unit chart integration is enough. A custom CRM makes sense with several projects, complex instalment schemes and agency sales — from ₸1,500,000.

Do we need a mobile app?

For sales, usually not: a website and a buyer portal are enough. An app pays off once buildings are handed over: management company requests, utility payments, project news and offers in next phases. More on app for property developers.
